A free estimate is only worth having if it tells you something. Ours is written, it names what was found and where, and it separates what needs doing now from what can wait. That last part is the whole point: a list with no priorities is a sales document, not an assessment.
Nothing on this page is a limited offer or a hook. The estimate is free because looking at a chimney properly is how we work out what the job actually is, and quoting one we have not looked at would produce a number neither of us could rely on.
What the visit actually involves
Someone gets to the chimney rather than assessing it from the driveway. That means the top of the stack, the crown, the cap or chase cover, the flashing where it meets the roof, and the masonry on all four faces, because chimneys fail unevenly and the side you cannot see from the street is usually the one taking the weather.
Inside, the firebox, the damper and what is visible up the flue get the same treatment. On a tile roof this takes longer and is done more carefully, since tile is walked on carefully or not at all. If the roof cannot be accessed safely on the day, we will say so rather than guess at what is up there.
What you get in writing
The findings, where each one is, and what each leads to if nothing is done. Then the recommended work, the materials, and for any masonry work how far down it goes in courses from the top. That last figure moves the price more than anything else, and a quote that leaves it out cannot be compared against another quote.
Exclusions get stated too. Roof tile breakage and anything found below the roofline once work starts are the usual ones, and knowing whether they are in or out is more useful than the headline number. If the chimney turns out to be worse than assessed, the process is to stop, show you, and agree a revised scope before continuing.
How to tell a real assessment from a price list
Ask what was found and where. A real assessment answers with specifics: this joint, that face, this crack running from that corner. A price list answers with a package. The difference shows up immediately and it is the single most useful question you can ask any company, including us.
The other tell is whether anything is described as able to wait. Most chimneys have a mix of urgent and not urgent, and a company that finds everything urgent has removed the information from its own recommendation. If we think something can be left for a year, the estimate says so.
What to have ready
The symptom, when it happens, and whether anything changes it. A stain that only appears in driving rain points somewhere different from one that appears in any rain, and photographs taken on the day it happened are worth more than a description weeks later. If you have them, bring them out.
It also helps to know roughly when the chimney was last worked on and by whom, and whether the fireplace has been used recently. None of this is required. It just means less of the visit is spent establishing things you already know.

Do you quote over the phone?
Not for masonry work. The variable that moves the price most is how far down sound material starts, and nobody can see that from a phone call. We will happily talk through what is likely and what it depends on, but a real number needs a real look.
