Inside the city of Miami, the chimneys are in a few older neighborhoods rather than spread across the map. Shenandoah and Silver Bluff were built out from the 1920s into the 1940s, and where a house from that era has a fireplace, it is almost always masonry. Ninety years of rainy seasons show up first at the crown, the flashing and the mortar joints near the top of the stack, long before the rest of the chimney needs anything. We come up US-1 from Pinecrest, and the written estimate comes before any work.
Corrosion near the coast follows a deceptive schedule: years of nothing visible, then a rusted seam lets go and the chase starts taking on water. That's the rhythm Miami chimneys live with. It's also why we lean on stainless steel and other coastal-grade materials, the upgrade pays for itself the first time a storm finds nothing to exploit.
Most of Miami is apartments and condos with no chimney at all. The fireplaces are in the older single-family neighborhoods: Shenandoah has a large stock of 1920s and 1930s revival houses, and Silver Bluff was built out in waves through the 1920s, 30s and 40s. The banyans along Coral Way and the old shade trees in these neighborhoods drop leaves and seed pods onto a lot of roofs.
Coral Way and the older streets of Shenandoah and Silver Bluff is the landmark most people use to find their way around Miami.

The Code Behind the Work in Miami
Every Miami job we quote answers to the same written rules: Section R1003.9 fixes chimney height against the roof, R1003.9.1 says a code crown is a concrete, metal or stone cap with a drip edge and a caulked bond break, not a troweled mortar wash, and anything metal going onto a Miami-Dade County roof needs a product approval listed for the High Velocity Hurricane Zone.
Permits in Miami work the same way whoever you hire: Section 105.1 makes a permit the default for repair and alteration, and the narrow ordinary-repairs carve-out in 105.2.2 stops at anything structural. We wrote the numbers, the section references and the Miami-Dade product-approval lookup out in full so you can check them yourself before anyone quotes you.
Local Questions
Can the big banyans and oaks on my Miami lot physically damage the chimney?
They can, in two ways. Overhanging limbs rub against caps and crowns in every storm and drop debris straight down the flue, while the large root systems on Miami's big lots can shift footings enough to open stair-step cracks in the mortar joints along the stack. If a limb hangs over the chimney or you see cracking near the base, it is worth a look before the next storm season.
We only light the fireplace a few evenings each winter. Does a Miami chimney still need annual attention?
It does, because in South Florida the weather does more damage than the fires do. Your Miami chimney stands in humidity, bay air, and canopy debris twelve months a year, so annual checks here focus on the cap, crown wash, flashing, and masonry rather than heavy soot. Catching a cracked crown or an open mortar joint early costs far less than repairing the water damage it lets in.
How do I schedule chimney work in Miami, and what does an estimate cost?
Call us and we will set a time that works. Estimates in Miami are always free and always in writing. You will see the full scope and price before any work begins, with upfront pricing and no hidden fees, and same-day service is available when you need it. We are a family-owned and operated company serving south Miami-Dade, and a real person answers the phone and books the visit.
How tall does a chimney have to be under the Florida Residential Code?
Section R1003.9 gives a measurable rule: a chimney must reach at least 2 feet above anything within 10 feet of it, and never less than 3 feet above where it passes through the roof. On a Miami roof that usually decides whether a stack that draws badly needs extending or just needs the cap cleared.
