Waterproof, Repair or Rebuild? What Salt Damage on a Palmetto Bay Chimney Means

A Palmetto Bay chimney close to the water deals with more than rain. Salt carried on the breeze settles on the masonry, dissolves in the next shower and soaks into the brick and mortar. When that water dries, the salt crystallizes inside the pores, and those crystals take up room. Over years, the pressure pushes the outer face of the brick off in flakes and leaves joints crumbly. The repair is replacing the worst bricks, repointing with a compatible mortar, correcting the crown and cap so water sheds clear of the stack, and only then treating masonry that can actually hold a repellent.

Late-stage damage means rebuilding. Bricks that have spalled so deeply the core crumbles, joints that can be raked out by hand to the back of the brick, or a top section that shifts when pushed all show the masonry no longer holds together. On a newer house, the chimney may be a framed chase rather than solid brick, and the equivalent late sign is soft, rotting framing behind a leaking chase cover or stucco skin. Sealing cannot restore strength that is already gone, so the repair at that point is rebuilding the damaged section down to sound material.
