Is my chimney leaning, and how would I know
A homeowner who suspects a lean has usually judged it from the yard, at an angle, against a sloped roof and a house wall that may not be square to where they are standing. That is a poor test, and it produces both false alarms and false reassurance. There is a straightforward way to settle the question, and a set of things that look like a lean without being one.

Check it against a true vertical, not against the roof. Hold a plumb line or a long level on a corner of the stack and compare the top to the bottom. A real lean shows a gap between the chimney and the house that is wider at the top, a tapered crack at the roofline, and separation you can measure and remeasure.
Why a straight chimney looks crooked
Perspective does most of the damage. Seen from below, a tall vertical object appears to tip away from you, and the effect gets stronger the closer you stand and the wider the lens on your phone. Put a sloping roofline behind it and your eye reads the chimney relative to that slope rather than to the ground. Move twenty feet to one side and the same chimney can appear to lean the other way, which by itself tells you the impression is not measurement.
Construction contributes as well. Plenty of stacks were never truly plumb, and a stucco finish applied over a frame can be thicker at one end than the other, which throws the visible faces out even where the structure behind them is straight. A shroud or a cap fitted slightly askew reads as a lean from the ground. Before deciding the chimney has moved, it is worth allowing that it may have looked exactly like this on the day the house was finished.
How to actually test it
Use gravity as the reference. Tie a weight to a length of string, hang it from an upstairs window beside the stack, let it settle out of the wind and compare the string to the chimney corner nearest it. A four foot level held flat against one face does the same job at the base. Take the reading on two adjacent faces, because a stack can be plumb in one direction and out of plumb in the other.
If a ladder is not something you should be on, there is a ground level version. Photograph each face straight on, standing well back, with the phone held level and the chimney in the middle of the frame rather than at the edge where distortion is worst. Then open the image and compare the chimney to the vertical edge of the picture. Do the same from two positions ninety degrees apart. Consistent lean in both views is real, and lean that changes with your position is not.
What the gap at the wall tells you
The most useful evidence is not the stack itself but the joint where it meets the house. Measure the gap between the chimney and the siding or wall at the bottom, at the middle and as high as you can reach. An even gap all the way up is a construction detail. A gap that widens as it rises is the signature of a stack pulling away at the top, and the direction it opens tells you which way the base has settled.
Write the measurements down with the date, and take them again after a month and after a week of heavy storms. Movement that has finished behaves differently from movement that is continuing, and only repeated measurement separates the two. Resist the urge to caulk the gap first. Sealant hides the one reading that matters, and a chimney that has been filled and painted twice tells a pro almost nothing about whether the movement is still going on.
What causes a chimney to move here
The freeze and thaw cycle that pushes northern chimneys off plumb does not exist in this climate, which narrows the field. What is left is mostly support and water. A chimney is heavy and concentrated, and if the ground or footing under one side gives up slightly, the whole stack rotates around that point. Ground that is repeatedly soaked and then dries out changes volume, and the corner of a house takes a great deal of roof water through a storm season that runs from about June to November.
Two other causes turn up often enough to look for. Roots from a large tree close to the base can lift and displace, and the tell is a lean away from the trunk with disturbed ground or paving on the tree side. The second is deterioration rather than settlement, where mortar joints low on the stack have eroded until the courses above them shift and the top drifts out of line while the base stays where it was. Those two need different repairs, so telling them apart matters.
What a lean turns into if nothing is done
A leaning stack is not only a masonry problem. The flue runs up the middle of it, and when the structure tilts, liner sections can pull apart at their joints or crack across. That opens a path for smoke and combustion products into the wall cavity and the rooms, which is why a confirmed lean is reason to stop using the fireplace or the appliance connected to it until the whole flue has been checked from the firebox up to the top. If you ever smell gas, leave the building and call the gas utility from outside.
The structural path is slower but goes one way. Once a stack is out of plumb, its own weight keeps working in the direction it has already gone, the open joint at the wall lets rain into the framing and behind the flashing, and storm season wind pushes on a structure that no longer stands square to it. Loose or falling masonry is the end of that road. Keep people and vehicles away from the base of a chimney that is visibly out of line.

How much lean is too much?
No number a homeowner can apply from the ground is useful here, because what matters is whether the flue inside has opened up and whether the movement has stopped. Any lean you can confirm against a plumb line, and any gap at the wall that is wider at the top than the bottom, is enough to justify having it looked at.
Can a leaning chimney be straightened?
Sometimes, and sometimes only the upper portion is taken down and rebuilt plumb on a sound base. The answer depends on where the movement started. Settlement at the footing has to be dealt with underneath before anything above it is rebuilt, or the same lean returns. Eroded joints partway up are a different and more contained repair.
Is it safe to use the fireplace while it leans?
Treat it as unsafe until the flue has been examined. Tilting pulls liner joints open where nothing shows from the room, and a broken flue lets smoke and combustion products into the structure. Because that risk is invisible from the hearth, a fireplace or gas appliance on a leaning stack should stay out of service in the meantime.
Does a gap between the chimney and the house always mean a lean?
No. Many chimneys are built with a deliberate joint at that line, and the gap stays even from bottom to top. What points to movement is a gap that grows wider as it rises, a crack that tapers, or a width that changes between one visit and the next. Record the measurements with dates before deciding.
