When mortar joints need repointing

Mortar is designed to be the part that wears. It is softer than the brick on purpose, so that movement and moisture damage the joints rather than the units themselves. That means some recession is normal and expected, and the useful skill is knowing where the line sits between weathering you can leave alone and joints that are now letting water into the chimney.

The test that settles it

Take a key or a screwdriver and run the tip along a joint with moderate pressure. Sound mortar resists and you get a hard scratching sound. Failing mortar gives way, and if the tip sinks in or you can pull material out as sand, that joint has lost its binder and is no longer doing its job.

Do it in several places rather than one, because chimneys fail unevenly. The windward face and the top few courses almost always go first, and finding one soft joint at the top while the rest of the stack is hard tells you something quite different from finding soft joints all the way down.

How far back is too far

A joint recessed slightly behind the face of the brick, less than an eighth of an inch, is ordinary weathering on an older chimney and it is not urgent. Once the recession reaches roughly the depth of the joint's own width, water is standing in the recess instead of running off, and the joint has become a channel rather than a seal.

The other measure is whether the recession is even. Uniform wear across a face is age. A joint that is deeply eroded in one spot while its neighbors are fine usually means water has been concentrated there by something above, a failed crown or a broken cap, and repointing that spot without fixing the source is temporary work.

What South Florida does differently

In freezing climates mortar fails because water expands inside it. That does not happen here, and homeowners sometimes conclude the joints should therefore last indefinitely. What replaces the freeze cycle is constant moisture and salt, and the mechanism is slower but it does not stop, because the chimney never gets a genuinely dry season to recover in.

Salt in the air adds its own effect, drawing into the masonry with moisture and crystallizing as it dries, which works the joint from the inside. Closer to the water this is noticeably faster, and it is why two chimneys of the same age a few miles apart can be in quite different condition.

Why the wrong mortar makes it worse

Repointing with a mortar harder than the brick is a common and expensive mistake. The joint is meant to be the sacrificial part, and if it is harder than the units around it then movement and moisture damage the brick instead. Spalling faces on a chimney that was repointed a few years ago is very often this, and the damage is not reversible in the way a joint is.

It is worth asking what mix is being used, particularly on an older chimney where the original mortar was soft. The answer does not need to be technical, but a company that has no view on it is a company that will use whatever is in the mixer, and on old masonry that is a real risk.

Repointing or rebuilding

Repointing addresses the joints and leaves the units in place, so it is the right answer while the brick itself is sound and the failure is confined to the mortar. Once the units are spalling, cracked through, or loose enough to move under hand pressure, cutting out and refilling the joints around them does not produce a sound structure.

The practical dividing line is whether the courses are still holding their line. A stack that is straight, with sound brick and soft joints, is a repointing job. A stack with courses that have shifted, or with brick that comes away, has moved past that, and taking it down to sound masonry is the honest answer even though it is the more expensive one.
