Who to call for a chimney leak in South Florida

The five parts that leak, and which trade owns each

Five parts of a chimney can let water in, and each leaves a different mark. The crown is the sloped slab on top, and when it cracks through, rain goes straight into the masonry below it. The cap is the metal hood over the flue opening, and a missing or damaged one leaves the flue open to the sky. The flashing is the metal that ties the chimney to the roof surface, and it fails at its joints rather than in the middle. The masonry face soaks up wind-driven rain once it has weathered. The liner can separate at the top and carry water down into the firebox.

Four of those five are chimney work. The fifth, flashing, is shared ground, and it is where homeowners get bounced between trades. A roofer looks at intact tile around the chimney and reports the roof sound, which is true as far as it goes. A chimney pro looks at the same joint and sees mortar smeared over the metal instead of a counterflashing let into the masonry. That is why the chimney side is usually the more useful first look. Ask whoever goes up to describe the flashing joint to you in words rather than pronounce it fine, because the description is what tells you whether it was examined.

Reading where the water shows up

Start at the highest point the water reaches and work down from there. A damp patch on the ceiling right at the chimney breast, or a line of staining following the top of the chase where it meets the ceiling, points at the flashing or at the crown above it. Staining that begins on the wall face well below the ceiling, with dry plaster above it, usually means water is running down inside the structure and coming out where it first finds a gap, so the entry sits higher than the stain. Photograph the stain each time it grows, because the direction it spreads narrows the source faster than one look ever will.

Water in the firebox is a different reading altogether. Drips landing on the hearth, or a damp back wall inside the opening, mean the water came down the flue, which puts the cap, the crown or the top of the liner in question rather than the flashing. A white powdery bloom on the outside brick, or dark tide marks that dry slowly after storms, say the masonry is taking rain in through its own face. Each of those is a separate fault with a separate fix, and two or three of them often run at once. Sorting them apart is what keeps you from paying to correct the wrong one.

What the timing of the leak tells you

Note whether the water appears during the rain or hours after it. A leak that starts within minutes of a downpour and stops soon after the rain does is an open path, usually a gap at the flashing or a crack running through the crown. A leak that shows up the next morning, or keeps weeping for a day once the sky has cleared, means the masonry took water on and is now releasing it inward. The second kind is slower to appear and much easier to misread as a plumbing fault. Write down the hour the water appeared and the hour the rain started, and let the pattern build over a few storms.

Wind matters as much as volume. Storm rain from June through November arrives sideways, and a chimney that stays dry through a calm shower can leak steadily when the rain is driven against one face. If you can tie the leak to weather from a particular direction, look hard at that side of the chimney, at the flashing leg facing it, and at the joint where the counterflashing enters the masonry. A leak with no rain at all is not a leak. That is condensation, and it has its own causes, so make the distinction early rather than sending someone up a roof to chase it.

Telling a flashing leak from a leak at the top

These two produce the most confusion, because both stain a ceiling near the chimney. A flashing leak is tied to the roof plane, so it tends to track along the underside of the roof deck and appear at the ceiling line where the chase meets it, often on one side only. It is also strongly directional, following the wind. A leak at the top, meaning the crown, the cap or the flue joint, has to travel down through the chimney before it emerges, so it appears lower, later, and usually centered on the chimney rather than off to one edge.

Two more tells help. Water reaching the firebox almost never comes from flashing, since flashing sits outside the flue, so a wet hearth moves the top of the chimney to the front of the list. And a chimney face that stays dark long after the rest of the roof has dried points at the crown or the masonry rather than at the metal, because the water is inside the brick rather than running behind it. If the stain answers to none of these, widen the search before spending anything, since a plumbing vent or an air handler nearby can imitate all of it.

Leaks that look like a chimney leak and are not

Rule out the impostors before anyone climbs anything. An air handler in a closet or attic near the chimney chase makes condensate all year in this humidity, and a blocked drain line puts water into a ceiling in a pattern that mimics a roof leak closely. The tell is that it has nothing to do with rain. Run the system hard on a dry day and watch whether the stain grows. If it does, the chimney is innocent and the water is coming from the equipment. Condensate leaks also tend to be steady rather than episodic, which is a second way to separate them from rain.

Two others deserve a look. A plumbing vent pipe often passes through the roof close to the chimney, and the rubber boot at its base hardens and splits in this sun while the surrounding roof still looks sound, which puts water into the same ceiling cavity. A leak at the top of an exterior wall, where the stucco meets the soffit, can track along a joist and surface next to the chimney breast. Both are quick to check from the ground or the attic, and both explain a stain that stubbornly returns after chimney work has been done.

Should I call a roofer or a chimney company for a chimney leak?

A chimney company first, in most cases. The crown, the cap, the flue opening and the masonry face are all chimney parts, and a roofing visit rarely touches them. Call a roofer first only if the staining sits away from the chimney, under a skylight or along a valley, or if the roof is failing across a whole slope.

The ceiling stain is several feet from the chimney. Can it still be the chimney?

Yes, and it often is. Water entering at the crown or the flashing runs down inside the structure or along a framing member and emerges wherever it first finds a way out. The stain marks the exit, not the entry. Trace upward and outward from it rather than assuming the fault sits directly above.

My chimney only leaks in wind-driven rain. What does that point to?

Usually a fault on one face rather than on top. Sideways rain loads a single side and finds the flashing leg there, an open counterflashing joint, or masonry weathered enough to absorb water. Note the direction the storm came from and check that face first, since rain falling straight down will not reproduce the leak.

Water is dripping into the firebox. What does that mean?

It means the water came down the flue rather than in around the outside, which narrows it to the top of the chimney. The cap, the crown, and the top of the liner where it may have separated are the three to look at. A missing or damaged cap comes first, since an open flue is a funnel for storm rain.
