How a chimney crown is repaired, and how to read the damage first
A chimney crown is repaired one of three ways, and the damage decides which. Fine surface cracking takes a flexible coating. A crown that is spalling or split through has the loose material cut out, the profile rebuilt and the top recoated. A crown with no overhang, a broken edge or a slope running the wrong way has to come off and be recast. Learning to tell those apart from the ground saves you from paying for the wrong one.

What the crown is, and the three repairs
The crown is the sloped slab that caps the masonry at the very top, with the flue tile passing up through it. Its whole job is to throw rain clear of the brick below, which is why a sound one slopes away from the flue and projects past the face of the masonry rather than sitting flush with it, usually with a groove cut underneath so water drips free instead of tracking back along the soffit of the slab. People confuse the crown with the cap, which is the metal hood over the flue opening. Two different parts, two different failures, two different readings.
Repair falls into three kinds. Sealing means brushing a flexible waterproof coating over a sound crown to close hairline cracking and protect the surface. Patching means cutting out failed material, rebuilding the missing profile with a suitable mix, then coating the whole top. Recasting means breaking the old crown off, setting a bond break around the flue tile so the tile can move without splitting the slab, forming a new crown with real slope and a real overhang, and letting it cure. Which one applies is decided by what the damage looks like, not by preference, and reading the damage is something you can start on yourself.
Reading the cracks on a crown
Get a look at the top from an upstairs window, from a ladder someone else is standing on, or from pictures taken for you. Fine cracking spread across the surface in an irregular web is shrinkage, either from the original pour or from a mix that was too rich. It sits in the top skin, it does not pass through, and a flexible coating handles it. What matters is whether it stays that way, because once the web opens enough to hold water the surface begins breaking down from within. Do not lean out over an edge to get the view, since the reading is not worth the fall.
A single crack running from the flue out to the edge is a different animal. That one goes through the slab, and the usual cause is the flue tile expanding against a crown that was poured tight around it. Heat pushes, the rigid slab has nowhere to give, and it splits along the shortest path to the edge. A crack you can get a fingernail into, or one with a step where the two sides sit at different heights, is structural. Coating over either of those hides the problem rather than fixing it, and the crack comes back through the coating in the same line.
Reading the surface, the edges and the flue joint
Run a hand over the top if you can safely reach it. A crown that leaves grit on your palm is eroding, and that texture means the binder has weathered out of the mix. Salt-bearing air along the coast accelerates it, and so does constant humidity, which keeps the surface damp far longer than a dry climate would. Erosion of that kind does not stop on its own. Once the top has gone sandy a coating has nothing sound to bond to, so the failed material has to come off first. The pattern is gradual and even, which is why it goes unnoticed until something else fails.
Then look at the edges and at the flue. A crown flush with the brick face, or one whose edge has broken away in chunks, is no longer throwing water clear, so rain sheets straight down the masonry and the face below stays dark after storms. An open gap where the flue tile passes through is the other common finding, and it is a direct hole into the chimney. Both point past coating and past patching, because the shape itself is wrong or gone. They also tend to appear together, since an edge that has broken away usually took the drip groove with it.
What each kind of crown damage leads to
Surface cracking left alone becomes deep cracking, because water sits in it and works the material apart every time the sun heats the top. Deep cracking becomes a through-crack, and a through-crack lets rain into the very top course of brick, the course with the least protection and the most exposure. From there the water travels down inside the masonry rather than over it. The first sign indoors is usually staining at the ceiling near the chimney breast, appearing well after the rain has stopped. By that stage the crown is no longer the only repair on the list.
A gap at the flue tile leads somewhere else. Water running down the outside of the tile reaches the space between the liner and the masonry, where nothing is designed to be wet, and it soaks the top of the liner and the mortar around it. A lost overhang leads instead to a permanently damp chimney face, which shows first as white bloom on the brick and later as a soft, flaking surface. Rust weeping from the cap fasteners is a related tell, since the same standing water is sitting on the metal. Each of those signs points back to the same slab.
Reading a recast crown once the work is done
Recasting starts with removal. The old crown is broken out down to sound masonry, the top course of brick is checked and reset where it has been undermined, and loose mortar is cleaned back. A compressible bond break is set around the flue tile so the tile can expand without loading the new slab. The crown is then formed with a slope running away from the flue and an edge that projects past the masonry, and it is left to cure rather than rushed back into service. Nothing in that sequence is quick, and the cure is the part that cannot be compressed.
You can read the result from the ground with a little patience. Water should leave the top and fall clear of the brick instead of running down the face, so the masonry below ought to dry at the same rate as the rest of the chimney after rain. The joint around the flue should be a deliberate flexible seal, not a smear of hard mortar. If a crack reappears along the line it ran before, the slab was coated rather than recast and the flue is still pushing on it. Read it after the first heavy storm rather than on the day the work finishes.
